What does it all mean?
The average closing takes approximately 45 days to complete.A flurry of activity will be set in motion as soon as the seller has signed the purchase agreement.
Earnest Money - Soon after an offer has been accepted you will need to submit Earnest Money. This is normally done electronically, but sometimes a check can/will need to be written instead. This money is held until closing and then goes toward the purchase. Earnest Money is normally $500-1000.
Home Inspection - the home inspection needs to be completed within a few days after the offer and it is highly recommended that you hire a professional inspector to complete the property inspection. This will normally cost $350-450. A radon test is around $100-150.
Appraisal - there will be an appraisal done to make sure the home is valued at or above the purchase price. This is initiated by your lender so will be included in your buyer loan/closing cost.
Loan Processing - your loan officer will work with you to get the necessary information to complete the loan.
Abstracting - the home’s abstract (history) will be brought up to date.
Title Opinion - an attorney will write an opinion and submit it to us. This will indicate whether there are any outstanding debts or liens against the property.
Utilities - we will let you know in a weekly update when it is time to transfer the utilities to your name. We never move forward with scheduling this until the items above are completed.
Closing Day - your lender will let you know the closing location and they will coordinate a time. We will schedule a final walk through with you, normally the day before or morning of closing.
Possession time!! - possession time will be a pre-determined time and date after closing. Often times you will take possession at closing, but sometimes there is time allotted for the seller to move out. All of this will be discussed along with the acceptance of the offer and throughout the process if any changes are needed.

DO NOT: Buy a car or quit a job during the buying/loan process.
DO NOT: Open any new lines of credit or credit cards without speaking to your lender first.
DO NOT: Pay off any credit cards, or put a large sum on any without speaking to your lender first.
DO NOT: Forget to give your forwarding address to the post office.
DO NOT: Forget to notify any bill or subscriptions of your change of address.
DO NOT: Trust the locks. We recommend that you change the locks once you close on our new home.
